How can it help limit other development?"},"content":{"rendered":"<p>Because of the Local and Neighbourhood plans, \u2018Normal\u2019 market development is allowed only inside the prescribed settlement boundaries, in our case Alkerton village or Great Oldbury.<\/p>\n<p>If a developer wishes to build on the greenfield sites outside of these boundaries they apply for the site to become an \u2018exception\u2019 to the normal rule.\u00a0 Exception sites are intended for Affordable Housing.<\/p>\n<p>The developer has to show that there is a need.\u00a0 They can then apply to \u2018support\u2019\u00a0 the Affordable housing costs by also building some Market housing on the same site (up to a maximum of 49%).<\/p>\n<p>The CLT hopes to be able to demonstrate that they are satisfying the local need <em>without<\/em> <em>requiring support from Market Value Housing<\/em>\u00a0\u2013 this makes it harder for the other developers to claim an exception site.<\/p>\n<p>This only works while SDC can prove that they have more than 5 years&#8217; \u2018strategic\u2019 land supply for housing \u2013 at time of writing SDC has over 8 years&#8217; cover.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Because of the Local and Neighbourhood plans, \u2018Normal\u2019 market development is allowed only inside the prescribed settlement boundaries, in our case Alkerton village or Great Oldbury.
